What the plans show
First floor — 1,497 SF, available
Street level, with direct entry from the parking lot. A vaulted ceiling, a built-in reception counter, a kitchenette, and natural light on three exposures. The drawings confirm what the photographs suggest: the floor is largely open, with only a small central core. That is the single most useful thing on the plan, because it means a layout can be imposed on the space rather than negotiated with it.
Second floor — 414 SF, available
One open room with exposed beams and its own bathroom. It can be leased with the first floor or entirely on its own. It suits a private office, a partner's room, a consultation room, or a quiet workroom set apart from the main floor.
Lower level — 1,497 SF, not available
The plans show it, so it is worth saying plainly what it is: a completely open level, one stair, no partitions. It is retained by the owner for storage and is not part of the offering. The 1,911 SF figure quoted throughout is the first and second floors only.

Changing the layout
The plans show the building as it stands, not as it has to stay. The landlord is open to partitions, private offices, a reconfigured layout and flooring changes. If what you need is different from what is drawn, raise it before signing and it can be written into the deal.
