Who It Fits
A building for one business, not a suite in someone else's
Own front door, own parking, own sign. The floor plan suits a use that wants a public room in front and working space behind.
Commercial sales & services
The broadest category the zone contemplates — a shop, a studio, a showroom, a service business with a neighborhood clientele.
Personal service business
Named in the regulations since 2013: salon, wellness, instruction, by-appointment care.
Food, prepared or retail
Full-service restaurant and retail food establishment are both contemplated uses in this zone.
Public or semi-public use
An institution, a nonprofit, a community or civic use that belongs in a neighborhood.
Professional office
Law, accounting, design, insurance, a small agency — with client parking at the door.

Questions
The things people ask first
If your question is not here, call 203-212-9704 or email [email protected].
How much space is available at 101 Noroton Avenue?
1,911 square feet in total, across two floors: 1,497 SF on the first floor at street level with direct entry from the parking lot, and 414 SF on the second floor -- one open room with exposed beams and its own bathroom, reached by a private stair. No elevator. Take one floor or take both -- 1,497 SF on the first, 414 SF on the second, available together or separately. The lower level is retained by ownership and is not part of the lease.
What is the rent?
$45.00 per square foot per year, modified gross. The landlord carries the property taxes, the landscaping and the snow removal. The tenant carries utilities and cleaning. $5,614 a month for the first floor, $1,553 for the second. Annual increases are $1.00 per square foot. Tenant improvements, renewal options and the commencement date are all negotiable.
Is there parking?
Yes -- 15 dedicated parking spaces on the building's own lot. The parking is not shared with another tenant and it is not metered street parking. For a building this size that is an unusually generous ratio.
How close is the train station?
Noroton Heights station is 0.2 miles away, a short walk. It sits on Metro-North's New Haven Line, so Stamford is a few minutes up the track and Grand Central is a direct ride. Staff who commute by train can walk to the door.
How close is I-95?
Exit 10 is 0.3 miles from the building. Downtown Darien and the Boston Post Road are 1.5 miles away and Stamford is about 5 miles.
Can a tenant add walls or build out private offices?
Yes. The landlord is open to partitions, private offices and a reconfigured layout. Talk to us about what you need before you sign and it can be written into the deal.
Is this a whole building or a suite inside a larger one?
A whole building. It is free-standing on its own corner lot with frontage on two streets, its own entrance and its own parking. There is no shared lobby, no common-area corridor and no landlord's other tenants coming and going through your space.
What kinds of businesses can occupy it?
The building sits in Darien's Neighborhood Business (NB) zone, Section 780 of the Town of Darien Zoning Regulations. In that zone there are no uses permitted as of right -- Section 782 reads "(reserved)" -- so every use here requires a Special Permit from the Darien Planning and Zoning Commission. That is true for any tenant and any business type; it is a known and normal step at this address, not a hurdle aimed at you. The uses the regulations contemplate by Special Permit include commercial sales and services, personal service businesses, public and semi-public uses, restaurants and retail food. Tell us what you have in mind and we will walk the process with you.
When is the space available?
Now. The building is vacant and ready to show.
Who do I contact about leasing it?
